Dynamic and Sustainable Workspaces

The Duchy of Lancaster continues to respond to the growing demand for fully fitted office accommodation in London’s busy mid-town, recently completing the Cat A+ fit-out of a 3,400 sq ft office suite on the 5th floor of SavoyStrand. The fit-out was designed in conjunction with incoming tenants, Axium Infrastructure, a specialist investment management firm founded in Canada.

This was Axium’s first European office and every effort was made to deliver the contract sustainably, including sending 97 per cent of site waste to recycling facilities and 3 per cent to an energy-from-waste site. No waste was sent to landfill.

A young independent company, Cast Interiors, completed the works, which included the creation of a boardroom for up to 20 people, 5 individual work pods, a fully equipped kitchen, break-out space and guest reception area. All furniture was supplied within the contract, including 16 sit/stand task desks and chairs.

Cast Interiors also took out carbon credits to offset the embedded carbon in the manufacture and delivery of the new furniture.

Commenting on the success of the project, Duchy Head of Commercial Adrian Bayliss said: “Forward-thinking occupiers are looking for well designed, ethically sourced and responsibly furnished office accommodation. This is an increasingly important part of their offer in terms of attracting and retaining staff. We are responding to this, introducing communal spaces and shared facilities such as cycle storage, showers and open air terraces, wherever we can. Working with Cast Interiors has been the next logical step, helping us to provide employers with a fully fitted and kitted out office suite that responds to their values and vision.”

SavoyStrand is an Art Deco office building on the Strand in London. Previously known as Norman House, the building has been completely refurbished and reconfigured to provide high quality accommodation across eight floors, while retaining the architectural character and heritage of the original building. The project included the addition of two new stories to the front and two to the rear of the building as well as the creation of open-air terraces offering spectacular views across the River Thames. The building was completed in April 2022 and is fully let.
