Sustainable Office Space At SavoyStrand

The Duchy of Lancaster has completed the transformation of a six-storey Art Deco building on the Strand, pre-letting 7 of the 8 floors available prior to practical completion. 

Formerly known as Norman House, the reconfigured office building has been rebranded as SavoyStrand. The project, which is the largest refurbishment ever undertaken by the Duchy of Lancaster, included the addition of two new stories to the front and one to the rear of the building as well as the creation of open-air terraces offering spectacular views across the River Thames. All works have been carefully and sensitively carried out to ensure that the completed project reflects the architectural character and heritage of the original building and surrounding environment.  

The completed office accommodation is of an exceptionally high quality and incorporates extensive efficiency improvements such as ambient low-energy lighting systems, ‘clean air’ ventilation systems and touch-free access to lifts and floors. The new building also offers users a suite of welfare facilities, including break-out spaces, cycle storage, showers, locker rooms and open air terraces.

Commenting on the project, which achieved practical completion on 21st March 2022, Duchy Head of Urban Adrian Bayliss said: “SavoyStrand has been designed to appeal to forward-thinking occupiers who require sustainable accommodation to attract and retain staff. The communal roof terrace, showers and bike racks have been important differentiators in attracting tenants and has we believe set the standard for new office accommodation in London’s busy mid-town. The building is now almost fully occupied and we would like to welcome all our new tenants into the wider Duchy family.”

In addition to the office accommodation, the ground floor retail space at SavoyStrand has been let to Boots The Chemist which has been actively trading on site since August 2021. The ground and lower ground floor areas have also been pre-let to a leisure/restaurant operator and the fitting out of these spaces is underway. Only the 5th floor remains available to let.
