Duchy Lets Space at 81 Fountain Street

Four tenants have been signed up at 81, Fountain Street, Manchester.

81, Fountain Street is a prestigious eight-storey office building in the heart of the city, just a short walk from Manchester Town Hall. The building is being marketed by p3 property consultants LLP on behalf of the Duchy of Lancaster.

The 40,100 sq. ft. building was, until recently, let entirely to BUPA who sub-let it out to various tenants. A deal was reached in early 2013 with BUPA to surrender their head lease and for the Duchy of Lancaster to let the space directly. Throughout August/September, negotiations took place with four of the sub-tenants. The result is that Hill Dickinson have signed for three floors, Jacobs UK for one floor, and Blue Arrow, for a ground floor retail unit. A further letting is currently being finalised to let the additional ground floor unit. Some 50 per cent of the building has now been re-let.

The remaining space, which spans four floors and totals approximately 19,000 sq. ft. is now to be refurbished.
